A co-worker thinks the crises was caused by investors buying second homes to flip. I think it has been caused by first-time homebuyers getting loans they can’t support. Who’s right?

I hear this alot but don’t fully understand the process that led to the boom in sub prime mortgages and banks profits.
How did the banks make money from selling packaged up sub prime mortgages to investors, and why would the investors purchase them?
Where these investors the likes of Goldman Sachs and Lehman Bros?

I own a couple of fourplexes in Los Angeles. I want to purchase more (another this year while prices are slashed, maybe one more next year), but I know it affects my credit to have a lot of mortgages under my name. But I’m sure the banks who hold the mortgages won’t be ok with me just transferring them out of my name (and off of my credit report), especially now. How do small RE investors handle this problem? How do they get the mortgage liability off of their personal credit?

Fifty-five percent (55%) of American adults say the federal government would be rewarding bad behavior by providing mortgage subsidies to financially troubled homeowners. Among investors, 65% hold that view. The latest Rasmussen Reports national telephone survey shows that, among all adults, just 32% disagree. (Snip) Seventy-six percent (76%) of Americans are not willing to pay higher taxes to help people who cannot afford to make their mortgage payments.

I’ve read of investors that have made money "betting" that a certain company would be bailed out. I want to do something similar, I want to "bet" that the mortgage crisis will be bailed out by the govt. How can I go about investing in this belief?
